Except in rare circumstances, where you give us explicit permission, we represent ONLY you, not the Seller, and at absolutely no cost to you. The beauty of the NWMLS is that when a broker, from any company, lists a home for sale, the listing broker agrees to pay the buyer’s broker part of the listing commission that the seller is already obligated to pay.
We educate our buyers through our Real Estate Buyer School online presentation. We cover everything from a flow chart of the entire process to buy, the need for a broker, agency law, types of lenders and loans, preliminary preparations, finding a home, due diligence and financing, the closing process, and more. In addition, we provide our buyers with access to our Home Buyer Questions and Answers, Real Estate Information, and Glossary of Terms packets.

Although we are a small office, we don’t lack in experience. Our owner, and designated broker, has run a full-time real estate practice locally since 1978, and the brokers here have a combined experience in the business of over 100 years, and thousands of transactions under their belt.
The majority of real estate offices are comprised of both full and part-time brokers. Not at Burger Professionals. Unless you commit to being a full-time real estate professional, you don’t get to work here. Part-time brokers just don’t have the ability to stay up on changes in the business, keep a pulse of the current market conditions, nor be as available to their customers as full-time brokers can be. Representing someone, in as important a transaction as they may ever be involved with in their lifetime, deserves the attention of a full-time broker. You can rest assured that real estate is your broker’s full-time profession.

Before we get serious about helping you buy a home, we conduct a buying consultation to understand your needs, desired housing criteria, financial circumstances, time frame, location requirements, and anything else that will help us get you into the right home, within the right time, and price range you desire. The more you share with us, the better the chance of a very positive home buying experience.
It’s important that you understand the various forms of agency involved in real estate transactions. In addition to the requisite Law of Agency Pamphlet, we provide you access to a complete section in our Real Estate Buyer School, which explains the Agency laws in the State of Washington, and how utilizing a broker who represents the seller, as an example, is not in your best interest.
We provide you access to some of the best, and highly regarded, mortgage lenders in the State of Washington to get you pre-approved for a loan. They will examine your situation, and advise you on the best loan products for your needs, not theirs. Should you not quite be ready to buy because of credit issues, or wish to increase your credit score so you can buy a more expensive home, they will advise you how you can accomplish that. Just like us, they’re in the business for the long haul, want what’s best for you, and build their businesses through repeat customers, and referrals.
When we are working for a buyer, we review properties virtually daily, trying to find the right fit. We will set up automatic updates for ourselves through the Northwest Multiple Listing Service which notify us, almost immediately, when another member lists a property which falls within your parameters, as opposed to a once a day notification some public sites provide. Time is of the essence when competing with other buyers looking for a similar home in the same location.

Should a unique circumstance arise, that we are not 100% sure how it should be handled, we seek the advice of our owner, and designated broker, who has been there, done that since 1978. Negotiations are often not as straight forward as they may seem. Most of the time there are a number of factors involved in the proper preparation of a purchase agreement that need to be taken into consideration. Sometimes there are other buyers who may be making an offer at the same time. The seller may have unique circumstances, or needs, that could alter how the offer is written. Our buyer may not have enough liquid funds to pay for their closing costs so the assistance of the seller may be needed. And it goes on and on. Each situation is unique, and we need to do our best to meet the needs of our client, knowing the seller’s broker is working in the best interest of their client.
Getting a professional inspection of the home you wish to buy, while a cost to you, is extremely important. You don’t want to move into your new home, only to find there are thousands of dollars in repairs needed. We only have a certain amount of time to get the inspection scheduled, completed, and responded to, and good inspectors are in demand. We will provide you with the contact information of three inspectors with whom we, and many other local brokers, have had good experiences.
